October 8, 2026
By the end of 2026, about a third of the storefronts at Hacienda Crossings will have changed hands over two years, according to Pleasanton Weekly's July reporting. Many of the departing tenants were familiar chains: Applebee's, Black Angus, Starbucks, Any Mountain and Party City. Many of the new ones are built around programming that gives people a reason to come back on a schedule. Those include a trading-card store that plans to host tournaments, a Yemeni coffee house, a game venue, and two restaurants that opened before most of the announced tenants. As of early October, the center's own website still lists most of the 2026 newcomers as "Coming Soon."
The first visible changes along Dublin Boulevard were the two restaurant buildings on the far side of the lot. Dish n Dash, which serves Middle Eastern food, opened at 4808 Dublin Blvd. in the former Applebee's Neighborhood Grill + Bar. El Dorado Modern Mexican & Cantina opened next door at 4814 Dublin Blvd. in the former Black Angus Steakhouse. Pleasanton Weekly reported both as recently opened in early July. When Dish n Dash announced its Dublin expansion in August 2025, the goal was to open in the first quarter of 2026. Its doors opened a few months after that.
Technically, neither restaurant is a Hacienda Crossings tenant. Shopping center officials told Pleasanton Weekly the two buildings have a different lessor, though both show up in the center's online directory. This matters when you're tracking openings. Most of the center's tenant announcements come from its marketing team, and these two restaurants opened on a separate timeline from the stores inside the center.
Last year's arrivals point the same way as this year's. Pleasanton Weekly lists Activate Games, Joe's Pho, Tequila Bar & Grill and Pearl Bay Manor among the center's 2025 additions. That's a game venue and three independent restaurants with international menus, in a center long anchored by national chains.
The center describes the change in its own words:
"Each brings something unique to the shopping center, from nationally recognized retail brands to locally owned businesses that foster community and create memorable experiences for our guests."
That's marketing director Brandi Hardy, announcing four of this year's incoming tenants. In a separate statement, center officials called the new tenants part of a "blend of shopping, dining, entertainment, and community experiences in one convenient location." The 2026 lineup shows how far that plan has gotten.
Pleasanton Weekly counted half a dozen businesses due to open at the center during 2026. The table compares each announced timeline with how the center's directory lists the business now. The directory pages carry no dates, so a "Coming Soon" label tells you how the center last updated the page. It doesn't confirm the store is still closed.
| Business | Space it takes | Announced target | Center's directory, early October 2026 |
|---|---|---|---|
| Sally Beauty | 1,796 sq ft storefront | July 2026 | Tagged "New" |
| Jamba | Its own former site | July 2026 | "Coming Soon" |
| 88 Cardhouse | 5,200 sq ft storefront | August 2026 | "Coming Soon" |
| Sana'a Cafe | Former Starbucks | September to October 2026 | "Coming Soon" |
| World Market | 4906 Dublin Blvd., former Any Mountain | October 2026 | "Coming Soon" |
| Miniso | Former Party City | Before the winter holidays | Not yet reported open |
Sally Beauty was expected to be one of the first to open, and it's the only 2026 tenant now tagged "New." We couldn't find a dated news report confirming an opening day for Sally Beauty or any of the other five businesses after July. Jamba was due to reopen at the same site as its former location in July. As of early October, the center's page for Jamba still says "Coming Soon."
88 Cardhouse fits the center's new direction more closely than any other tenant. Its existing store at 5970 Mowry Avenue in Newark sells Pokemon, Yu-Gi-Oh!, Dragon Ball, One Piece and other trading card games, along with sealed product, single cards and gaming accessories. According to Hacienda Crossings officials, the Dublin store will host tournaments, special events and community programming.
The store's size shows what it's built for. At 5,200 square feet, it's almost three times the size of Sally Beauty's 1,796-square-foot storefront. Bay Area Telegraph noted that the extra room should fit both retail displays and organized play. It also said card shops increasingly serve as places where players meet for weekly competitions and release-day events. A store built around a weekly event schedule draws a different kind of traffic than a sporting goods store or a party supply aisle.
The July 31 report put the opening in August with no exact date announced. In early October, the center's page for 88 Cardhouse still reads "Coming Soon."
Sana'a Cafe is moving into the space Starbucks used to occupy. It's family-owned and will serve Yemeni coffees and teas, specialty drinks, fresh pastries and desserts. The company's flagship is in San Francisco, with more cafés in Oakland, San Rafael, Sacramento, Lake Forest and Los Angeles.
Its timeline has already slipped once. A June report in Patch said the café hoped to open in early August. By July 8, the target had moved to between September and October. That window runs through the end of October, and the center's page still lists Sana'a as coming soon. If you're planning a coffee stop around it, check the café's own channels before you go.
At the other end of the center, World Market is taking over 4906 Dublin Blvd., the former Any Mountain, with October as the stated target. It will carry furniture, home décor and international foods. Next door, Miniso is planning to open in the former Party City before the winter holidays. Pleasanton Weekly describes Miniso as a China-based variety retailer selling clothing, home goods, toys, collectibles, bags, and beauty and personal care products.
These are the two largest spaces in the current round, and both are on schedules aimed at holiday shopping. If both open on time, that end of the center will have gone from ski gear and party supplies to home goods, imported foods and collectibles in under a year.
One more name is on the list. A city commercial-activity report presented in February lists Follow the Chicken at 4920 Dublin Blvd., Suite 420, the former Kobe Pho & Grill. In July, Pleasanton Weekly found no "coming soon" window clings for the restaurant. The center's website did show it in a space next to Joe's Pho. The city filing and the website listing are the only confirmation we found. No opening has been reported.
The same move toward space you visit for an activity is showing up a few miles north. In April, Patch reported plans for Kidtopia, an 11,800-square-foot indoor playground and party center at 7871 Amador Valley Blvd., with an October 2026 opening. That announcement is more than five months old, and we found no later confirmation that the opening date has held.
The City of Dublin's 2026-27 Fall/Winter Activity Guide also schedules recurring evening events close to Dublin Boulevard. These dates are confirmed:
Between now and the holidays, the new Hacienda Crossings has three deadlines to watch. Sana'a Cafe's September-to-October window closes this month, World Market's October target falls in the same stretch, and Miniso aims to open before the winter holidays.
At Francine Masudi, we watch openings like these because a shopping center filling empty big-box and restaurant spaces says something about where Dublin Boulevard is heading.
